Single-family home prices in Worcester County rose 19% in November

Single-family home sale prices continued to rise in and around Worcester in the month of November, reflecting an upward trend accelerated during the coronavirus pandemic, according to new data from Peabody real estate data firm The Warren Group.

The median single-family home price in the city of Worcester was $305,000 in November, up 15.1% from $265,000 a year prior. Year-to-date, the median sale price in the city was $285,000, up 11.8% from $255,000 a year prior. 

The number of sales for the month was also up 19.6% from year-to-year, with 128 sales recorded, compared to 107 in November 2019. Year-to-date sale numbers were slightly down, with 1,158 sales recorded compared to 1,196, a 3.2% change, reflecting how sales slowed during the early months of the pandemic before accelerating after the number of daily cases fell in the summer.

Worcester County figures were similar, with median sale prices for the month up 19.3% compared to November 2019, with a median single-family home price logged at $340,000, compared to $285,000 a year prior. Year-to-date, that amount is up 12.1%, with the median single-family home prices coming in at $325,000, compared to $290,000 during the same time period last year.

Year-over-year monthly sales for Worcester County were up 19%, with 825 sales recorded in the county in November, compared to 693 a year prior, reflecting a 19% increase. Year-to-date showed almost no change, with 7,894 sales recorded, compared to 7,890 by this time last year, a 0.1% increase.

There were 5,773 single-family home sales statewide in November, a new record for the month, according to The Warren Group, and a 24.8% increase from year to year.

“Normally, the number of closed sales slow down in the fourth quarter of the year,” said The Warren Group CEO Tim Warren, in a statement. “This year November sales exceed June sales."
