A medical office on Route 9 in Shrewsbury has been sold to a Marlborough-based dentist with offices through New England and the Northeast.
The property, located at 222-224 Boston Turnpike, has been sold for $2 million in a deal finalized on Monday, according to Worcester District Registry of Deeds records. The buyer was Milford Downtown LLC, a Marlborough-based entity managed by Patrick Assioun, according to Secretary of the Commonwealth records.
Assioun is the owner and CEO of Passion Dental, a company operating dental practices in Massachusetts, New York, New Hampshire, and Connecticut. Dental offices affiliated with Passion include Hudson Dentistry & Braces and Marlborough Dental Partners.
The property was sold by Myles F. Costello LLC, a Mansfield-based entity.
The site is leased to two entities operated by Worcester-based Reliant Medical Group, according to CoStar, a real estate information service. Passion and Reliant did not immediately respond to emails requesting details about what the sale means for the future of the property.
The 5,514-square-foot building at the site was constructed in 1944 and sits on 0.36 acres of land. The property was given a tax assessment value of $997,700 in 2024, according to Town of Shrewsbury property records.
Mitchell Stepien of NAI Advisors in Rhode Island represented the buyer in this transaction, while Brian Johnson and James Umphrey of Kelleher Sadowsky in Worcester represented the seller.
