Second half of St. Peter-Marian school sold, $6.5M to pay off new school’s debt

A second section of the former Saint Peter-Marian High School in Worcester has sold for $1.75 million, after the majority of the school’s site sold for $4.75 million in late December.

The Diocese of Worcester, who sold both properties, announced the second sale on Wednesday, the same day the sale closed. 

The property, which encompasses an 18,300-square-foot building at 175 Grove St., was sold to Little Ones Child Care Inc., a childcare service which has leased the property since August 2016, per Wednesday’s announcement. The buying entity is registered to Christy and Sean Higgins of Holden.

The property, which was bought by the Roman Catholic Bishop of Worcester in 2003, is now assessed by the City of Worcester at $1.4 million.

The proceeds of this sale and the previous sale of 781 Grove St. will go toward paying off old debt related to the purchase and renovation of 751 Grove St. to operate as a school in 2003. They will also satisfy a debt for nearly $1.5 million paid for physical operations in 2020, when the school merged with Worcester-based Holy Name Central Catholic High School to open Saint Paul Diocesan Junior/Senior High School, located on Granite Street in Worcester.

“It is exciting to know that the St. Paul Diocesan school community will benefit from an operating budget that is not saddled by old debt as well as have a fund that will generate income to be invested into our school,” said Michael Clark, founding head of the school, in a statement. 

The larger section of the former school sold in late December to Goddard/Homestead, a nonprofit which plans to construct a 158-unit senior living apartment complex on the site.
