The former Baldwinville Elementary School in Templeton will be the site of a 54-unit mixed-income apartment community, the first multifamily project permitted in the town in 25 years.
The $20-million project has been undertaken by MPZ Development of Milton and Newton’s Capstone Communities and will deliver 49 units affordable to households making 30%-60% on area median income, according to a Thursday press release from the developers.
The project is set to be completed in 2025.
“Access to high-quality, affordable housing options is an acute need not just in urban areas but across every community in Massachusetts,” MPZ Principal Mathieu Zahler and Capstone Principal Jason Korb said in the press release. “We are grateful for the hard work and dedication of our many project partners and our continued partnership with The Town of Templeton that have allowed us to reimagine the future of the historic Baldwinville Elementary school building.”
ICON Architecture of Boston designed the project to incorporate the former school building as well as new construction.
The project was partly funded by nearly $1.2 million in Community Preservation Act funding as well as funding from the Town’s first state and federal historic tax credit deal. The project team has applied for additional funding from the Massachusetts Executive Office of Housing and Livable Communities.
The Templeton project is not the only former school being repurposed in Northern Worcester County. Two former schools in nearby Athol are being converted into 53 units of affordable housing. Fitchburg-based NewVue Communities is working with ICON Architecture to build The Riverbend-Bigelow Schools Project, to be known as Residences at the Park when completed. NewVue is also transforming the former B.F. Brown School in Fitchburg into affordable artist studios.
