Rodenhiser HVAC helps businesses breathe easy

What could be more basic to a commercial enterprise than the air employees breathe or the heating and air conditioning units that support manufacturing? Taken for granted most of the time, a company’s heating; ventilation and air conditioning (HVAC) system can bring business to a screeching halt when it doesn’t work properly.

Preventing HVAC problems is the specialty of Rodenhiser Plumbing, Heating and Air Conditioning, a company that honed its expertise over 78 years. The company’s preventive maintenance program for commercial clients can head off potentially costly manufacturing problems. It can also maintain or boost the quality of air in the workplace, which links directly to worker output.

When the air temperature is uncomfortable, productivity is affected, according to Russell Dodd, Rodenhiser’s commercial sales representative. He notes that industry studies show that 20% to 30% of office buildings have poor air quality.

The quality of indoor air can be a real productivity issue, Dodd adds. "If employees are feeling too hot or cold, they’re not working at their best. Or, if the air isn’t properly filtered within the HVAC system, pollution and allergens are being brought into the workplace."

As for those summertime thermostat battles so frequently waged in the workplace, Dodd says it’s tricky. Many thermostats are located in hallways, which can make a big difference in the temperature of individual offices. Re-zoning is one potential solution. Installing dampers in ductwork can also control or eliminate excessive airflow in offices that are too cold.

The rising cost of energy is another reason to focus on maintaining HVAC systems.

"Preventive maintenance of HVAC systems is an excellent way to keep a handle on the cost of doing business," Dodd explains.

Prime suspects for air quality problems are roof top units (RTUs). Rodenhiser’s 46-point checklist for maintenance of commercial HVAC units starts off with a thorough cleaning of RTU coils. "It’s more than just changing air filters," Dodd says. "Maintenance includes making sure fans and belts are cleaned, lubricated and aligned to allow for proper air flow." He notes that a dirty condenser coil can also add up to 30% to a company’s equipment energy use.

Rodenhiser customizes its maintenance plan to meet the needs of individual business customers. Dodd observes that this preventive maintenance doesn’t eliminate all problems, "but it shows what could go wrong so that a business can plan ahead."

One of Rodenhiser’s commercial customers stands to lose $150,000 per day in revenues if its HVAC equipment isn’t functioning. "If there are any signs of wear or improper mechanical function we’ll repair it so that it won’t become an issue," Dodd says.

Other features of Rodenhiser’s maintenance checklist include measuring and verifying the power supply and checking systems for the proper amount of refrigerant. Technicians also check and clean inside and outside of air intakes. The company’s technicians have an average 12 years of experience and hold all the required municipal and state licenses and accreditations.

"Our technicians are constantly expanding and updating their skills," Dodd says, "through manufacturer training courses and our in-house education facility program."

Rodenhiser, which began as a residential plumbing and heating company in 1928, follows a similar customer-centered approach to its commercial clients. The company’s target market includes mid-size businesses, typically owner-occupied buildings located in the Metrowest area.
