Oxford Housing Project Is Now Underway

Site work has begun on a new housing development that includes 320 townhomes along Route 20 in Oxford.

The developer, Town Green Partners of Franklin, specializes in projects with detailed designs that incorporate green aspects like geothermal heating and cooling systems. Town Green has partnered with architect Chip Webster and developers Robert McKie and Ed Pesce.

Modular Construction

The project, which is called Oxford Heights, covers about 240 acres.

The first 24 units are currently under construction, according to Peter Bohash, vice president of DCU Realty LLC of Marlborough, which is marketing the project.

Bohash said the units are being built in Maine and will be brought to Oxford in “very large pieces.” By using modular construction, Bohash said there is less impact to the site than from traditional construction and greater schedule control because weather is not a factor when building the pieces.

Considering the sluggishness in the housing market during the recession, it may seem strange that such a large development is moving forward.

“When this project started three or four years ago, it was a different economy,” Bohash said. “The developers realize the market has changed since then, as do we as their marketing arm that lists their properties.”

The townhomes are priced at $249,000. They include two bedrooms, granite countertops, tiled bathrooms, hybrid geothermal systems, an average of 1,700 square feet and a two-car garage.

There is even a “builder’s economic package” of $199,000, which offers the same size townhouse minus the garage and with less luxurious details, Bohash said.

The units under construction are scheduled to be finished by mid-fall.

There are three types of floor plans, with two traditional ones and a third, more contemporary one that features a second-floor living room and a big balcony.

Bohash believes the details and the value will sell the units.

“One of the really great things about the development is the architecture,” he said. “The garages are not out front, so it looks like a nice, big house instead of a garage that people live behind. It looks more like a walking neighborhood with the garages off to the side.”
