An office building on Lake Avenue in Worcester has been sold to the owner of a mental health private practice for $925,000.

The 8,186-square-foot office building located at 42 Lake Ave. was sold in a deal finalized on Friday to Worcester-based SCC Investments LLC, according to Worcester District Registry of Deeds records. SCC is managed by Nicole Daigle, director of Worcester-based mental health clinic Serenity Coaching and Counseling. Daigle founded the practice in 2016, according to her profile on PsychologyToday.com.

Built in 1960, the three-story office building features 28 parking spaces and sits on a 0.33-acre lot in a business-zoned district. The building has two at-will tenants, according to a brochure for the property from Worcester real estate brokerage Kelleher & Sadowsky Associates.

Serenity Coaching and Counseling did not immediately return a phone call from WBJ requesting more details for intent at the site. The clinic is located at 51 Union St. in Worcester with an additional location at 101 Church St. in Whitinsville.

The property was sold by Worcester-based 416 Belmont Realty Inc., which first purchased the property in 1997 for $355,000, according to City of Worcester property records. The parcel was given a 2025 tax assessment value of $697,200.

Brian Johnson and Drew Higgins of Kelleher & Sadowsky Associates served as the listing brokers for this transaction, while Josh Somers of House to Home Real Estate with P&H Property Consulting represented the buyer.
