Owner of collapsed Mill St. apartment building sells stake in separate Worcester development and buys Marlborough apartments for $7.8M

Farmington Manor Apartments in Marlborough was sold to a limited liability corporation registered to Bechara Fren of Franklin, the owner of the apartment building on Mill Street in Worcester that collapsed in June 2022.

The 36-unit Marlborough complex at 799 Farm Road was sold by Farmington Realty Trust, which has owned the property since 1970, according to a transaction recorded on Friday by the Middlesex South Registry of Deeds. The buyer was C&C F Realty LLC of Franklin, which is registered to Fren, according to the Secretary of the Commonwealth of Massachusetts website. 

Fren owns and operates apartment buildings throughout Massachusetts.

On Thursday, C&C F sold its 50% stake in the Parkview Apartments at 46 Barnes Ave. in Worcester for $3.3M to Barnes Apartments LLC of Marlborough, registered to Adel Mouawad. The pair purchased the complex in 2018 for $3.2M through 97 School St. LLC of Franklin.

In July 2022, a building Fren purchased weeks earlier at 267 Mill St. in Worcester suffered a collapse after building materials fell through the roof, displacing more than 100 residents. Ten days later, Fren took those displaced tenants to court to remove their belongings from the damaged building. The tenants countersued in November with a variety of complaints. At least two residents were injured while removing their belongings from the condemned building, according to MassLive.
