Foreclosure petitions across Middlesex County fell by 40 percent in February, according to a report Tuesday by Boston real estate statistics firm The Warren Group.
The county had the sharpest drops in cities including Lowell and Malden, but also had lower numbers in MetroWest communities including Ashland, Framingham, Hopkinton and Marlborough.
Statewide, the number of foreclosure petitions fell by 38 percent from the previous year. Worcester County fell by 46 percent.
In total, Middlesex County had 109 foreclosure petitions, down from 183 the previous February.
February marked the sixth-straight month over year-to-year petition filing decreases statewide, in another sign of a stronger housing industry. It was the largest year-to-year drop for any month since February 2014, The Warren Group said.
Petitions numbered 788, down by 38 percent from the previous year.
Foreclosure petitions start the foreclosure process, when lenders file a notice of intent in Land Court.
Foreclosure deeds -- which represent completed foreclosures -- also fell in February. In Middlesex County, deeds fell by 14 percent to 59. Deeds were down nearly 8 percent statewide to 479.
