The historic Sugden Block in Spencer, a 130-year-old mixed-use building, has been sold for $50,000 to a group of private developers, including the owner of Mexicali Mexican Grill.
The three-story building is slated for an extensive rehabilitation project including an expanded and reconfigured Mexicali restaurant on the first floor and 16 apartments on the upper two floors, according to a press release from the town. Sabo Construction of Sudbury is the construction manager on the project.
The restaurant portion of the project will create an outdoor patio dining area to help increase activity on the Main Street reconfigured as part of the town’s downtown improvement project last year.
The 30,000-square-foot building was built by Richard Sugden in 1889. It was donated to the town’s library trustees in 1895 to be a source of income for the Richard Sugden Public Library.
A variety of tenants have occupied the building, including retail stores, newspaper offices, restaurants, law offices and other uses. Spencer has managed the property since 2000.
“This is a great day for Spencer,” Selectman Gary Woodbury said in a statement. “Instead of having a slowly deteriorating building maintained at the public’s expense, this developer will fully renovate the Sugden Block and bring back vitality to a key part of downtown. This is a big win for us.”
Mexicali Mexican Grill and owner David Brambila have been active of late, including opening a location in the former British Beer Co. spot on Shrewsbury Street in Worcester.
