The MetroWest region saw overall year-over-year increases in sales of both single family homes and condominiums in November, a record-breaking month for home sales in Massachusetts as a whole.
The number of single family home sales in Middlesex County increased by nearly 32 percent from 790 in November of 2015 to 1,039 this year, according to the latest projections from The Warren Group released this week. The median sale price also jumped from $452,250 to $478,000, an increase of 6 percent. Norfolk County sales grew 15 percent from 479 last November to 550 this year, and the median sale price grew 2 percent to $439,400.
Condo sales in Middlesex County also increased by 34 percent from 419 in November 2015 to 562 last month, and the average price saw an 8-percent increase. Norfolk County condo sales decreased slightly, down to 190 in November compared to 198 the year before. The average price also fell almost 2 percent to $326,500 from $324,950.
Much of the data for major MetroWest towns and cities reflected the trend of the county as a whole. Framingham saw a 16-percent increase in single-family home sales from 45 to 52, Marlborough sales increased by 50 percent from 14 to 21, and Natick increased by 227 percent from 11 to 36. Other towns saw losses, like Sudbury (44-percent loss) and Hudson (46-percent loss).
Statewide, year-over-year single-family home sales rose by 26 percent in November, from 4,015 in 2015 to 5,061 in 2016. This is the highest November sales amount since 1998 and is the state’s second highest November on record. Condo sales also grew by 24 percent and the median sales price increased by 3 percent.
The median single-family home price increased by nearly 5 percent from November 2015 to November 2016, according to the Warren Group.
