The number of MetroWest single-family home sales in April dropped 24.8% compared to the same month in 2019 even as home prices continue to climb, according to a report from Peabody real estate data firm The Warren Group.
April logged 189 sales across the communities of MetroWest, compared to 142 in April 2019, according to the report.
The cities and towns with the sharpest decline in sales this April were Marlborough, Natick, Hopkinton, Milford, and Framingham with declines of 64%, 56.3%, 23.1%,14.3% and 6.8%, respectively. Some communities in MetroWest saw increased sales with notable increases including Ashland with a 44% increase, Shrewsbury with a 20% boost, and Westborough with a 6.3% increase.
Meanwhile, the median sale price for single-family homes in Middlesex County, where most of MetroWest’s communities are located, was up 10.9% in April, per the report. Median sale prices are currently $610,000, compared to $550,000 last year.
“As the jump in median price indicates, there is a strong demand for the limited supply of homes for sale,” said Tim Warren, CEO of The Warren Group, in a statement.
Across the commonwealth, April’s monthly sales are down 13.7%, with year-to-date sales also down 2.8%, according to the report. The median sale price in April was $428,000, up 11.8% from 2019.
