Home sales in MetroWest rose further in July, most significantly in Northborough, Southborough and Milford.
Statewide, prices rose 3.7 percent to $382,500, the highest ever for a July, Boston real estate data firm The Warren Group reported this week in comparing numbers year-over-year.
Several of the largest MetroWest towns beat the average state increase.
Prices rose by 4.2 percent in Framingham to $421,000, in Northborough by by 13.7 percent to $440,000, and in Milford by 10.9 percent to $316,000. Prices were also up in Southborough, rising 17.1 percent to $678,888, and in Marlborough, rising 3.9 percent to $365,000.
Prices were flat or fell in a few communities.
Westborough saw prices fall by 22.3 percent to $470,000, and prices in Shrewsbury fell by 1 percent to $391,000. Hudson saw only a slight increase of 1 percent to $371,300.
In some cases, a month's worth of sales can fluctuate based on just a few sales. Prices fell for the month in Westborough and Shrewsbury, but prices are up for the year in both towns by more than 6 percent.
