The state's finance and development agency MassDevelopment is seeking a developer to build up to 120 residences in Devens, the 4,400-acre regional enterprise zone it oversees.
The agency said it anticipates a need for more housing in Devens, and is targeting a yet undeveloped 70-acre piece of land known through which Grant Road runs.
"Demand for nearby housing is likely to grow with 3,200 employees and counting working in Devens," the agency wrote in an announcement today.
Devens' zoning bylaws cap total residential development at 282 units, of which 140 have already been built. Adding 120 residences would keep Devens under the cap by 20 units.
MassDevelopment's plan comes after several failed attempts to increase housing stock in Devens. In March 2012, voters from Harvard and Ayer – two of the three towns that contain parts of the enterprise zone – rejected a developer's proposal to build 246 affordable apartments for seniors and veterans at the former military base's housing barracks, known as Vicksburg Square. The proposal, which Shirley voters supported, would have required approval from voters in all three towns to change the zoning to allow that many units.
MassDevelopment issued a request for qualifications (RFQ) today saying single-family homes, duplexes, townhomes and multifamily buildings are all permitted under the zoning bylaws. Responses to the RFQ are due May 24.
