An investment buyer has purchased two industrial condominium units at 401 Cedar Hill St. in Marlborough for $1.3 million, according to the broker, Greater Boston Commercial Properties Inc.
The 22,000-square-foot building was built in 2007 by the owner of Marlboro-Hudson Ambulance before it was converted into three units. The ambulance company, sold to Community EMS in June, occupies 15,000 square feet, while the remaining portion is home to a Stanley Steamer business, according to the broker. The buyer, 401 Cedar LLC, purchased the 15,000 square foot portion on Dec. 30.
The sale followed an 18-month search for an investment property of this type, according to Bret O’Brien, president of Greater Boston Commercial Properties. O’Brien said income-generating properties of this kind are “extremely rare” in the market.
