A former equestrian farm on Route 20 in Marlborough is now a 140-unit apartment complex, as the site has begun welcoming new residents. The first building at the Vesa Apartments is now open, according to a Thursday press release from Maugel Destefano Architects, the Harvard-based firm which designed the project.Located at 339 Boston Post Road East, the three-building complex contains 60 one-bedroom units, 62 two-bedroom units, and 18 three-bedroom units.Middleton-based Procopio Cos. is the developer and owner of the project. Other Procopio Cos. projects include a 290-unit multi-family project in Haverhill and a 132-unit project on Nantasket Beach in Hull, according to real estate data website CoStar. “It’s been a pleasure collaborating with the Procopio team on this project,” Mark Pelletier, principal at Maugel DeStefano Architects, said in the Thursday press release. “From the well-appointed apartments to the extensive amenities, every element was designed with residents in mind. We’re proud to deliver a community that genuinely enriches daily life for everyone who calls Vesa home.”Average asking rents at the site range from $2,703 for a one-bedroom unit to $4,486 for a three-bedroom unit, according to CoStar. Amenities include a pool with cabanas, fitness center, lounge, and pet washing station. Each apartment has either a deck or ground-floor patio.The opening of Vesa Apartments comes after apartments were first pitched for the former horse farm about five years ago by a different developer. Construction on the project began in September 2024, after Procopio Cos. took over the site from Florida-based Waypoint Real Estate Investments and submitted its own plans for apartments, according to the Community Advocate. Procopio bought the property in May 2024 for $4 million, according to City of Marlborough property records. The project takes up about half of the parcel, with the rest of the 3.4-acre site retaining a more natural landscape, featuring woodlands and hiking trails.Other firms which worked on the project with Procopio Cos. include Rhode Island-based Wozny Barbar & Associates, Boston-based H+O Structural Engineering, Boston-based SLS Consulting, Woburn-based Allen & Major, and North Andover-based Cube 3, according to Maugel DeStefano Architects’ press release.The Vesa Apartments join other new multi-family projects in Marlborough completed since 2024, including The Lodge, a 240-unit project at 3000 Green District Blvd. on the city’s west side, and Alta French Hill, a 276-unit complex built at 303 Lincoln St., just north of the Downtown area.Eric Casey is the managing editor at Worcester Business Journal, who primarily covers the manufacturing and real estate industries.
