Manufacturing facility in Grafton’s CenTech park sells for $3.3M

A nearly 15-acre property in Grafton’s CenTech Park sold for $3.3 million, about two months after the sale of another large plot in the technology and business park.

The property at 15 Centennial Dr. in Grafton includes a roughly 75,000-square-foot facility leased to AFL, an optical fiber manufacturer headquartered in South Carolina, according to AFL’s website. AFL acquired Verrillon, Inc., which was headquartered at the Grafton site, in 2010.

The property was sold by Centech Associates LLC, which is registered to David Sessions at the address of Connecticut-based property management firm The Casle Corp. The previous owners have owned the property since 2001 and constructed the manufacturing facility in 2002, according to the Town of Grafton assessors’ data.

It was bought by an entity registered to O,R&L Commercial Real Estate Brokerage and Integrated Solutions in Rocky Hill, Conn. O,R&L specializes in construction, management, and development. The firm has no plans for development at the site, and the purchase was simply an investment with a long-term tenant, O,R&L Managing Director J. Richard Lee said in an email.

CenTech Park is a 121-acre technology park in Grafton and Shrewsbury, which was acquired by the Worcester Business Development Corp. in the 1990s. In a 2017 report prepared for the Town of Grafton about CenTech Park’s potential, planners described opportunities for expansion and infill development on the 15 Centennial Dr. site.  

A 10-acre plot of developable land in the park was sold for $3.5 million in February to a Bridgewater-based real estate development company.
