The owners of Chuck’s Steak House, a Route 20 staple in Auburn since 1978, is looking to sell the restaurant property and relocate the business to a more modern and efficient space.
Co-owner Steve Londregan said that the business is only using half of the nearly 60-year-old building’s 13,000 square feet, and doesn’t need the property’s three acres. So, he and his business partner Tom Flynn want to take the steakhouse and the co-located Margarita Grill Mexican Cantina, along with their 40-person team to a more appropriate-sized location.
The Chuck’s owners, working with Worcester broker Kelleher & Sadowsky Associates and Webster-based developer Galaxy Development, have issued a request for proposals for the property, due Oct. 17 with a minimum sale price of $4,950,000 or minimum per annum lease of $300,000. The group hopes to have a deal closed in the second quarter of 2024 or before.
“We went with an RFP to put as much structure around the sale as possible, so they can plan their next move.” Kelleher & Sadowsky Principal Will Kelleher said. Chuck’s will continue operations and he is trying to ensure a smooth transition to the new location with minimal interruption to staff or customers, said Londregan.
Londregan said that he is looking at five confidential locations shown to him by Kelleher and Galaxy Development, but is open to other ideas, though he urges people to contact Kelleher & Sadowsky and not try to call the restaurant.
The lot is in a highway business zone, allowing for a variety of business types or residential apartments by special permit. It has access to Route 20 and Route 12 at a signalized intersection and is surrounded by auto dealerships and large retailers.
Chuck’s Steak House’s roots date back to 1959 where it was founded in Hawaii. Flynn and Londregan began working at the Auburn location in 1979 as they attended The College of the Holy Cross in Worcester. They rose through the ranks and bought the restaurant in 1986 and the real estate in 2000.
