A three-acre parcel across from Target, Best Buy and others at Orchard Hill Park in Leominster is on the market.
O'Brien Commercial Properties of Concord has listed the site for $1.2 million, it said Wednesday.
The site at 391 Harvard St. is home to Manilow's Canine Playground. The business said it has a lease to continue operating in the event of a sale and doesn't plan to move or close.
The property would appear to be a potential home to a larger commercial tenant thanks to its location just off Route 2's Exit 34. Just across the street is Orchard Hill Park, which has a Target, Best Buy, Kohl's, Dick's Sporting Goods, and Bed, Bath & Beyond, among others.
The property is owned now by Elmer Fitzgerald of Ashby, according to town property records.
The Leominster site is one of several in Central Massachusetts listed for sale or lease by O'Brien Commercial Properties.
The agency said it is also selling a small vacant commercial site on Route 62 in Berlin at the Hudson line. The one-acre property at 339 Old Central St. is next to a gas station and Dunkin' Donuts and just down the street from the Shops at Highland Commons, which is anchored by BJ's Wholesale Club, Lowe's Home Improvement, Cabela's and Market Basket. O'Brien hasn't listed a sale price, but the site was last assessed at just under $428,000.
O'Brien is also handling the selling of an office building at 72 Jeffrey Ave. in Holliston. The office building, which doesn't have a listed for-sale price, sits amid a cluster of commercial and industrial buildings off Lowland Street. The building was last assessed at just under $1.5 million.
