Exactly two years after National Development bought a 148-acre Hudson property formerly owned by Intel, the Newton-based developer has submitted plans to turn the lot into a nearly 1-million-square-foot industrial campus.
On Thursday, National Development filed an application with the Town of Hudson’s planning board to develop the land at 75 Reed Road into a 950,000-square-foot complex expected to generate $3 million a year in tax revenue, according to a Thursday press release from the Town of Hudson.
“We appreciate National Development’s partnership and their commitment to working closely with the town as plans move forward,” Kristina Johnson, Hudson’s director of planning and community development, said in the release. “The redevelopment of the Reed Road site represents a significant investment in Hudson’s future, bringing new jobs, infrastructure improvements, and valuable tax revenue to our community.”
Hudson’s planning board will now evaluate the technical and operational impacts of the proposal, including those in transportation and traffic, noise attenuation plans, and stormwater management.
A tenant has yet to be selected, but National Development foresees the proposed complex to be for a number of uses, including manufacturing, warehouse distribution, and logistics, due to the lot’s current industrial zoning, utility infrastructure, and power capacity, according to a separate Thursday press release from the developer.
National Development has begun demolition of Intel’s former structure. It expects the complex to become an economic anchor, providing significant employment opportunities.
“We’re thrilled to take this long-awaited next step with the Town of Hudson,” Katie Snyder, National Development’s senior vice president of development, said in the release. “This site has incredible potential to support a high-quality employer, create good local jobs, and generate meaningful economic growth for the town. We’re committed to a thoughtful, collaborative process that is sensitive to our neighbors and benefits the Hudson community for years to come.”
Hudson’s planning board will hold its first public hearing on the project at 7 p.m. on Dec. 16 at the Hudson High School Auditorium.
A previous proposal brought forth by Intel to develop the property into a 1.2-million-square-foot distribution warehouse was struck down in 2023 following a
lawsuit by its neighbors. The company subsequently
sold the property for $12 million to Hudson Reed Owner LLC, the Newton-based corporation set up by National Development to purchase the property.
The property had been formerly used as an Intel chip manufacturing facility until its closure in 2013.
