Home sales increased almost 7 percent from December 2009 to December 2010, according to Boston-based tracking firm The Warren Group.
December was the first year-over-year increase in single-family home sales in five months.
The improvement was not enough to stave off an almost 25-percent drop in home sales in the fourth quarter of 2010 compared to the same quarter in 2009, however.
The Massachusetts Association of Realtors, which only tracks sales made by certified Realtors, released similar figures, noting that December sales were up 5.4 percent in December while median single-family home prices dropped 6.2 percent.
The two groups also released year-end results for 2010, which showed a fairly stagnant year.
MAR reported that single-family home sales dropped 1.2 percent but prices rose 4.3 percent. The Warren Group reported a 0.73 percent drop in single-family home sales.
Condominium sales for the year, according to The Warren Group, were down about 3.5 percent.
