Compared to last year, home sales and median prices jumped in February as confidence in the state's housing market grew, according to The Warren Group.
The Boston-based real estate tracker said the median price for a single-family home in February was $269,950, an 8.4 percent increase compared to the same month a year earlier.
Sales of single-family homes reached 2,066 during the month, a 13.5 percent improvement over last year.
Year-to-date, median prices are up 9.8 percent compared to 2009. Year-to-date sales are up 10.6 percent.
The Waltham-based Massachusetts Association of Realtors reported similar numbers. Its research only tracks sales transactions that involve real estate agents.
The association said sales were up 14.3 percent while the median price for a single-family home was up 7.7 percent to $271,950.
