Single family home sales declined by nearly 5 percent in June compared to the same month a year ago as the median price slid 8 percent to $302,000 over the same period.
June's year-over-year sales and price declines were the smallest recorded by The Warren Group, a Boston-based real estate tracker, so far this year. It was also the first month since last August that the median single family home price surpassed $300,000.
The median single family home price for the first half of 2009 was $275,000. In June 2008, the median price was $329,000.
The Massachusetts Association of Realtors reported a median single family home price for June of $306,000 and a sales slip of 1.9 percent. The association includes only transactions that involve real estate agents in its statistics.
