One of Worcester’s more unique properties has been listed for sale.
The Higgins Armory, a historic, 42,000-square-foot building located at 100 Barber Ave., has been listed by property owner ZJBV Properties LLC of New Hampshire, according to property listing website LoopNet. The property listing did not include a sales price.
ZJBV purchased the site for $850,000 in December 2014, according to Worcester District Registry of Deeds records.
The sale came a year after the Higgins Armory Museum closed its doors for good, with its extensive collection of armor being transferred to the Worcester Art Museum.
Constructed over a three-year period concluding in 1931, the four-story building opened as The Museum of Steel and Armor, according to the property’s website.
Designed in an Art Deco style by Boston-based architect Joseph Leland, the armory was one of the first buildings in the country constructed entirely from steel and glass and once held the largest collection of armor outside of Europe.
The armory is 80% leased, according to the listing. Tenants at the building include Amy Rose Productions photography studio and video production service firm CyanLens, according to Google Maps listings. The property also has several event spaces which are available for rental.
ZJBV Properties is owned by New Hampshire-based property developer Brian Thibeault, who owns several historic properties in New England, according to New England Real Estate Journal.
The armory property received a 2025 tax assessment value of $1.9 million, according to City of Worcester property records. The building sits on a two-acre site.
A nearby site at 80 Barber Ave. originally owned by the armory is now the site of a self-storage facility, which was originally proposed in 2022 and completed in 2024. In June, that project received $13.3 million in financing.
