Franklin bomb-defeating robot building sold for $6.4M

The industrial building at 130 Constitution Blvd. in Franklin was sold for $6.4 million.
A 59,970-square-foot flex/manufacturing facility in Franklin leased to a defense contractor specializing in bomb-defeating robots was sold for $6.4 million, according to the company representing the seller.
The building, at 130 Constitution Blvd. in Franklin, was purchased by Albert Milstein, Barry Kirschenbaum and Sanford Bokor. It was sold by Novaya Real Estate Ventures, which purchased the building in 2013 as part of a two-building portfolio.
After it bought the property, Novaya completed a full “vacancy preparation” repositioning of the building, which included painting the warehouse, stripping and sealing the floor, installing new lighting, and upgrading the dock doors with new levelers. A new roof and upgraded HVAC units were installed, according to Transwestern Consulting Group of Boston, which represented Novaya in the sale.
The building is currently leased to defense contractor Qinetiq North America, which makes unmanned ground robots for tasks like bomb defusion, reconnaissance and combat support. It sits on 6.4 acres and features 22-foot clear heights, plenty of parking, and seven loading docks.
The Interstate 495 South submarket had 3.3 million square feet of flex space with 6.5 percent vacancy at the close of the first quarter of this year, according to research from Transwestern.
