Former roller skating rink in Westborough set for self-storage facility, restoration firm HQ after combined $4.2M deal

Two adjacent Westborough properties could soon be the home of a self-storage facility and the new headquarters of a building restoration company, following two separate property sales totalling $4.2 million.

Two properties, 161 Milk St. and 220 Turnpike Road, were sold in separate transactions finalized on Wednesday, according to Worcester District Registry of Deeds records. 

The 3.88-acre property at 161 Milk St. was sold for $2.2 million by Lyman Realty Trust and Paulini Loam LLC, both of Milford, to Camden II LLC of Northborough, while the 5.75-acre property at 220 Turnpike Road was sold for $2 million by Lyman Realty Trust to 10X at 220 TPKE LLC of Westborough.

The two sales follow a December vote by the Westborough Planning Board to approve a plan allowing the two parcels to become the site of offices and a warehouse for MA Restoration of Westborough and an automated self-storage facility operating under the name 10X Self Storage. 

The 10X Self Storage existing locations operate in Acton, Marlborough, and Worcester. 

The plans call for the renovation of an abandoned building formerly housing a roller-skating rink into the self-storage facility and for the construction of a new 20,000-square-foot office and warehouse for MA Restoration, according to site plan documents submitted to the Town by WDA Design Group, the Westborough-based engineering firm behind the proposal.

Other improvements, including landscaping, drainage improvements, and new parking areas, will be added to the site as part of the project, which will see the construction of an access road through the parcels connecting Milk Street with Route 9. 

Combined, the two properties were given a tax assessment value of $2.15 million in 2024, according to Town of Westborough property records.
