A mixed-use, 317-unit apartment complex and retail space was approved in July for redevelopment of Grafton’s former state hospital, according to the Town of Grafton’s website.
The 8.83-acre site on 8 Pine St. was sold by the Town of Grafton to GSX Ventures for $1.725 million on Aug. 10, according to the Worcester County Registry of Deeds.
GSX Ventures, a Maryland-based real estate developer with another retail and housing project on Upton Street in Grafton, submitted the plans to the town in February. It was one of three completed applications submitted for the site.
The existing buildings formerly used in the first half of the 20th century will be demolished, according to plans submitted to the town in February. In their place, GSX will construct 317 mixed-used rental units, a quarter of which will be affordable, and an 11,400-square-foot retail village with parking.
Dubbed the Village at Grafton Woods, the new project is set to be completed by summer of 2024, per the site plan.
The town purchased the property for $1 in 2019 and requested submissions for redevelopment proposals. The property is assessed by the town at $1.74 million.
