Boston Capital Development will ask for approval from the Worcester Planning Board on July 28 on phase one of its development at the former Table Talk Pies site, including housing, parking, and street construction.
The development company began plans in January after dessert manufacturer Table Talk Pies moved its headquarters from the Kelley Square location to Main South.
Six buildings are included in the plan, with the first phase focused on a building at the corner of Washington and Madison Streets to become 100% affordable housing, said Boston Capital Managing Director Rich Mazzocchi at a planning board meeting on July 7.
Seven stories and 13,000 square feet, the plan for the newly named Table Talk Lofts will include 77 apartment units, according to public plans released after that last planning board meeting.
Representatives from Boston Capital spoke at the July 7 planning meeting to gain approval from the board to rezone one of the six buildings on the former Table Talk Pies site, so all six buildings on the property would be zoned the same, making it easier to move forward with the proposed plan. The board approved the request.
The other five buildings will be mixed-use, with retail space, as well as workforce and market-rate housing.
All phases of the property plan proposal includes 350 to 400 apartment units and 40,000 square feet of retail space.
Developers sung the praises of constructing a one-way street through the middle of the property, which will run from Washington Street to Green Street, parallel to Ash Street. The new road, Spruce Street, will offer greater walkability and on-street parking, said Mazzocchi.
He said Boston Capital plans to finish acquisition of the properties in early 2022, and begin phase one as early as mid-2022 after demolition.
