An advanced manufacturing building in Devens home to a subsidiary of Northrop Grumman has been sold to a Tennessee-based real estate investment firm for $9 million.
The 54,000-square-foot building, located at 115 Jackson Road was sold in a deal finalized on June 13, according to Worcester District Registry of Deeds records.
The property was purchased by entities managed by REALM, a boutique real estate investment firm based in Nashville with a diversified portfolio including multi-family properties, healthcare facilities, and open land across the United States.
The facility at 115 Jackson Road is occupied by AOA Xinetics, an affiliate of Virginia-based aerospace and defense firm Northrop Grumman. AOA has a lease for the site and has made substantial upgrades to the building since first occupying it in 2007, according to a press release issued by REALM on Wednesday.
The property was sold by Sweet Magnolia Real Estate LLC, a Littleton-based entity. Sweet Magnolia acquired the property in 2009 after it was transferred to the entity from a real estate trust, according to MassDevelopment, which is responsible for Devens property records. The 20.3-acre property was given a tax assessment value of $7.5 million in 2024.
The advanced manufacturing facility located at the site was constructed in 2002.
REALM owns nearby 53 Jackson Road, a building also occupied by AOA Xinetics which REALM purchased in May 2023 for $11 million.
