Capital Group Properties, a Southborough developer, plans to begin work this month on a 129-unit housing development on the former Millwood Farms Golf Course in Framingham.
The project, which received city approval this spring, will include townhouses for residents over 55 with amenities including a community room, bocce court and community garden.
Called Millwood Preserve, the development will be built by two firms with a range of experience with home construction in MetroWest, including over-55 developments becoming far more popular in the region.
Capital Group Properties has built two active-adult developments in Southborough — Stonebrook Village and Vickery Hills — and two in Sudbury — Grouse Hill and Mahoney Farms.
Brendon Properties, which is also based in Southborough, has built Montage at Danforth Green and Northside Meadows, both in Framingham, as well as others in Franklin, Natick and Shrewsbury.
Millwood Preserve will be built in three phases, with 30 of the golf course's 68 acres preserved for open space along Millwood Street. Its homes will range from 2,000 to 2,600 square feet, in single, duplex and triplex buildings.
Capital Group Properties bought the former golf course through a limited liability corporation last September for $5.5 million.
The development, across from the entrance to Callahan State Park, will bring a major development to a more rural part of Framingham at a time when the city's downtown is otherwise taking up a large share of Framingham's growth.
The 196-unit Alta Union House is opening to tenants this month on Concord Street just a few blocks from the Framingham commuter rail station. Construction is underway on Modera Framingham, a 270-unit development at 266 Waverly St. on the other side of the rail tracks.
