Construction of 230-unit residential development in Acton underway

Construction of Rivage, a 230-unit residential development in Acton, is underway with an expected completion in the spring of 2026.

The two-building development is located on the banks of the Assabet River at 2 Powder Mill Road and will feature a mix of studio, one-, two-, and three-bedroom units, according to a LinkedIn post on Dec. 5 from The Dolben Co., the Woburn-based real estate developer behind the project.

Construction commenced in July after the project was first proposed in 2020. When completed, 25% of the units will be available as affordable units to residents making 80% or less of the average median income, according to a Facebook post from State Sen. Jamie Eldridge (D-Marlborough).

Eldridge’s post showed construction at the site is well underway, with cranes on-site and a parking garage partially constructed, as he noted the project required millions of dollars in sewer upgrades.

“With 2024 being yet another underwhelming year for housing production, it’s going to take determination, strong pro-housing advocacy, public investment, and good local, state and federal housing policies to ensure greater housing production in 2025,” Eldridge wrote.

Plumb House of Milford is working as the general contractor for the project, with Gate 16 Architecture of New Jersey, Virginia-based civil engineering firm Bohler, and Miller Engineering and Testing of New Hampshire also contributing, according to an August press release from The Dolben Co. The project is being financed by Texas-based Camden Property Trust.

Planned amenities at the site include a fitness center, swimming pool, a roof deck, spa, and electric vehicle charging stations, according to the project’s website.

The property at 2 Powder Mill Road was given a tax assessment value of $3.8 million for 2025, according to Town of Acton property records.
