Central Mass. home prices, total sales continue to climb

Single-family home prices and the total number of sales in Central Massachusetts continued to climb in February, a persistent trend expected to continue into March.

February saw 396 sales in Middlesex County and 323 sales in Worcester County, a climb of 3.9% and 2.9% respectively, according to data provided by The Warren Group, a Peadbody-based real estate research firm. The average median price in Middlesex County was $790,500, up 5.4% from last February, as the median price in Worcester County sat at $470,000, an increase of 11.9%.

These trends in the region mirrored what was seen statewide, as the median home price rose 4.9% to 575,000 and total sales increased 4.2% to 2,136.

“In a continuation of trends set at the end of 2024, the number of single-family home sales and the median sale price are both up slightly from a year before,” Cassidy Norton, associate publisher and media relations director of The Warren Group, said in a Tuesday press release accompanying the data. “Looking at previous patterns, March should see a jump in both the number of sales and the median price versus February.”

Sales in the city of Worcester were relatively flat, with 47 in February, two fewer sales than seen in February 2024. The median price rose 9.7%, from $392,000 to $430,000.

Fitchburg was the site of 18 transactions, an increase of just one sale, with the median price rising 15%, from $350,000 to $402,500. Leominster saw 17 sales compared to 10, with the median price inching up 4.9%, from $457,000 to $480,000.

In Middlesex County, Natick saw 12 sales compared to nine a year ago, with a median price of $795,500, a 2.6% increase from $775,000. Neighboring Framingham saw a jump in sales, 22 compared to 13, with its median price bucking the statewide trend of increases, dropping 9.2% from $750,000 to $681,250.

Through the first two months of 2025, Massachusetts has seen 2,136 home sales, a 4.2% increase from that time last year, as the median year-to-date price has climbed 5.5%, from $549,125 to $580,000.
