A 366,000-square-foot industrial facility has been proposed by Boston developer GFI Partners off Airport Road on Fitchburg’s border with Lunenburg.
Of the 366,000 square feet, approximately 18,000 will be office space. The site will accommodate approximately 367 parking spaces, said Tom Skwierawski, the City of Fitchburg’s executive director of planning and community development .
“The property is being built to spec given the white-hot industrial market,” said Skwierawski in an email to WBJ Friday.
The 40-acre site is owned by the Fitchburg Redevelopment Authority and is in both Fitchburg and Lunenburg. The City of Fitchburg assesses its portion of the property at $330,600 and the Town of Lunenburg assesses its portion at $413,800.
The project was first brought before Fitchburg’s Planning Board and Conservation Commission in April. GFI is reworking the site plans and preparing a traffic impact analysis and stormwater impact analysis. These will be brought back to the Planning Board in August and Conservation Commission in September.
Founded in 1997, GFI Partners is a real estate developer, operator, and investment manager headquartered in Boston. The company boasts over 10 million square feet of real estate in its portfolio. GFI has developed properties across Massachusetts, New Hampshire, and Maine, including several industrial properties in Worcester County and MetroWest, office space at Nagog Park in Acton, and the TaraVista Behavioral Health Center in Devens.
