Sales of single-family homes plummeted 26 percent in July compared to the same month a year ago, reversing a trend of 12 consecutive months of sales increases, according to The Warren Group, a Boston-based real estate tracker.
In all, 3,668 single-family homes were sold during the month, the fewest in the month of July since 1990. In each of the first five months of the year, sales volume had increased by 10 percent or more.
In June, 5,640 homes were sold.
Condo sales also took a hit, dropping 32 percent from July 2009.
The median price of a single-family home climbed 3 percent to $315,000. The median condo price was $285,000, a 2.7 percent increase.
The Massachusetts Association of Realtors reported similar sales and median price numbers for the month, and said inventory increased 10 percent from a year ago to 31,685 listings, a 9.9-month supply.
There was a 6.1-month supply of homes on the market at the end of June.
