An Auburn office building has been sold to a Shrewsbury property management company for $1.6 million, according to land records and real estate brokers.
Midstate Edwards Realty, LLC, a Shrewsbury-based real estate management entity, purchased the 21,000-square-foot office building on 1.5 acres at 11 Midstate Drive on Jan. 10 from CCW Realty, LLC, which is run by Walter Conlin, Richard Carr and John Woods of Worcester, according to filings with the Massachusetts Secretary of State.
The property is home to at least four tenants, including Group Benefit Strategies, Caregiver Homes of Massachusetts, Skanska USA Civil Northeast and National Truck Emergency Service, according to Andrew Murray or A. Murray Real Estate, which brokered the transaction.
According to Murray, Midstate Edwards Realty plans fully lease the building, as there is about 4,000 square feet of vacant space. Rebecca Edwards of Shrewsbury is the principal contact listed on the Midstate's filings with the Massachusetts Secretary of State.
Property records indicate the sale price almost doubled from the $900,000 in 2014 when CCW Realty acquired the property.
Town assessors valued the property at almost $1.4 million.
