Concord-based real estate firm Arris Partners has made another purchase in Worcester’s Green Island neighborhood, buying the site of a 19,420-square-foot warehouse for $2.4 million.
“It was a natural extension of a property we already owned,” said John Garofalo, manager and co-founder of Arris Partners. “We're big fans of Worcester.”
Arris Partners purchased the 1.11-acre site at 100-104 Lamartine St. from Coventry Garden LLC on Nov. 20, according to Worcester District Registry of Deeds records. Coventry Gardens is an entity managed by Joshua Leet, owner of Wattson Home Solutions, formerly known as Energy Monster.
Leet purchased the site for $750,000 in 2018, after the previous owner of the site faced bankruptcy.
Arris Partners owns at least a dozen commercial properties in Central Massachusetts, including a research-and-development building in Littleton, according to its website. The company’s purchase of 100-104 Lamartine St. comes after it bought the adjacent site at 104 Gold St. for $7 million in 2023.
Wattson Home Solutions remains a tenant at the site, according to that firm’s website.
The warehouse at the site was built in 1983, according to City of Worcester property records. The site received a 2026 assessment value of $1.53 million.
The parcel at 100-104 Lamartine St. borders Sargent Street, which is believed to be Worcester’s only remaining cobblestone street, according to the Worcester Telegram & Gazette.
