After October auction, 170-year-old Rockdale Mills Complex in Northbridge sold for $1.1M

A historic mill in one of the first industrialized regions of the world is under new ownership.

The Rockdale Mills site, a 95-acre complex in Northbridge home to a cotton mill first built in the 1850s, has been sold for $1.1 million following an October auction to a Brookline-based entity.

The seven-parcel complex located in the Blackstone River Valley was sold in a deal finalized on Wednesday by Upton-based Rockdale Properties, according to Worcester District Registry of Deeds records. The sale followed a Oct. 23 no-minimum auction managed by JJManning Auctioneers of Yarmouth Port.

The complex was purchased by Northbridge Mills LLC, a Brookline-based entity managed by     Samir Bhatia of Brookline and Rajender Dundi of Newton. Bhatia is the CEO of Brightleaf Solutions, a Brookline-based software company, according to his LinkedIn profile. He did not immediately respond to a LinkedIn message requesting comment from WBJ on the firm’s intent for the site.

The sale included the main site of the mill at 2341 Providence Road, as well as a number of outbuildings, a parking lot, and 85 acres of unimproved land along the Blackstone River. 

Most of the 95-acre site is zoned industrial, although some of the outlying parcels sit in business or residential zones. Overall, the sold parcels contain around 380,000 square feet of indoor space.

Current tenants at the mill building include Polyfoam LLC, Curtain Factory Outlet, Rockdale Rug & Home, and Shining Rock Golf Club, according to a brochure for the property. 

The total tax assessment for the parcels was $2.84 million for 2024, according to Town of Northbridge property records.
