A 48-unit housing development with commercial and retail space has been proposed for the Main South neighborhood in Worcester, in an area already with larger residential complexes including The Lofts at Loomworks and Royal Worcester Apartments.
The new project, at a vacant lot at 92 Grand St., is scheduled to go before the Zoning Board of Appeals on Nov. 27.
It is being proposed by Main South Community Development Corp., a nonprofit agency developing and maintaining affordable housing in the neighborhood, which is one of Worcester's poorest.
The project requires a zoning variance for an exception to minimum parking requirements.
The site, owned by Grand Street Parkway LLC, is assessed by the city at $653,300. The two-acre property is adjacent to the 84-unit Loomworks apartment building and the 155-unit Royal Worcester complex. Both are built in renovated brick mill buildings in a stretch between Clark University and the South Worcester Industrial Park.
The Grand Street project is one of several to go before the Zoning Board of Appeals on Monday.
At 496 Hamilton St., a 10-unit development is proposed on a site of what is now a single-family house. The 1.5-acre site is just under a half-mile west of the intersection with Lake Avenue. The property was last assessed at $217,400 and is owned by 496 Hamilton Street LLC, according to city records.
A third project, at 436 Shrewsbury St., seeks to turn a multifamily home near the intersection with Route 9 into an office building. The 6,600-square-foot building was last assessed at $326,800 and is owned by Jagjit and Monika Walia, according to the city.
