A 274-unit housing development is being built on Route 117 in Sudbury at the Concord town line by Atlanta-based builder Pulte Group.
Pulte is building a sort of two-in-one community on the site: Emery at Coldbrook Crossing, a 55-plus development, and Pines at Coldbrook Crossing, without the age restrictions. They're being built at 16 and 36 North Road, on a stretch of Route 117 between the Northwood Condominiums and the Sudbury Montessori School on one side and Colonial Gardens Florist and Greenhouses on the other.
The project won town permitting approval last September for a former town-owned sand and gravel site known in town as the Melone property. Town-led planning studies of the site began in 2006.
The first units have been slated to open this summer, with phased development continuing through 2023 or 2024.
A limited liability corporation registered to Christopher Claussen of Naples, Fla., and Joseph Hakim of Chappaqua, N.Y., bought roughly 21-acres in two sales last year and this year that totaled $846,000. The development also includes a small amount of town land.
The Coldbrook Crossing homes will be the latest in Central Massachusetts for Pulte Group, along with Brooksmont in Holliston, Legacy Farms in Hopkinton, Upton Ridge in Upton and Chauncy Lake in Westborough, the last of which is part of Pulte's Del Webb group.
