A Georgia-based firm is planning to construct a 219-unit, mixed-use building at a site adjacent to the West Natick MBTA Commuter Rail station.Gables Residential Services of Atlanta is proposing the project at 273 West Central St., a 3.4-acre parcel currently containing a business plaza, which abuts the parking lot for the rail station.The proposed building would be 50 feet tall and include four stories of apartments, constructed over a ground-level podium with 184 parking spaces, according to application material submitted to the Town of Natick Planning Board. The site will include 74 surface parking spaces. Proposed amenities at the site include a second-story courtyard with a swimming pool, a fitness center, and a club room. The building will contain a mix of studio, one-, two-, and three-bedroom units.Plans for the site include a 14,000-square-foot public plaza with seating, which the firm said will be used for outdoor events. The project will include pedestrian improvements and walkways meant to enhance connectivity with the rail station. Gables Residential Services owns or manages more than 28,000 apartment units in eight states and Washington, D.C., according to its website. The firm manages The Revington, a 228-unit apartment community constructed near Worcester’s Polar Park baseball stadium in 2023.The Revington in Worcester's Canal District. PHOTO ERIC CASEYThe site is owned by an entity managed by Louis Franchi, vice president of operations at Franchi Management Corp., a Natick-based commercial and residential property manager. Franchi purchased the site for $2.37 million in 1996, according to Middlesex South Registry of Deeds records.Aaron Bancroft of North Andover-based Cube 3 is serving as the project’s architect, according to application materials, with Nathan Cheal of Mansfield-based Tetra Tech serving as the project’s civil engineer. Gregory Sampson of Boston-based Sullivan & Worcester is the project’s attorney. The property received a 2026 tax assessment value of $8.34 million, with the land accounting for $2.29 million, according to Town of Natick property records.The project will be discussed at the planning board’s March 25 meeting.
