Alterra Property Group of Pennsylvania purchased a property at158 Butterfield Drive featuring a 30,000-square-foot warehouse for $4.08 million from UPS of Georgia.

Law firm lease
Boston law firm Salerno & Demoga leased 2,066 square feet of office space at 1101 Worcester Road from Jewell Insurance Agency of Framingham. Matt Cuneo and Garrett Quinn of NAI | Parsons Commercial Group – Boston in Natick served as the leasing representatives for this transaction.
LEOMINSTER
Retroactive approval
Contractor Nicholas Lucena received retroactive Leominster Planning Board approval during the board’s June 22 meeting for a previously built commercial building at 1341 Central St., along with three zoning waivers. The board signed off on a narrowed 16foot drive aisle, parking within the front-yard setback, and a landscaping plan not stamped by a licensed landscape architect, after departments reviewed fire access, lighting and stormwater compliance for the site. The site is home to Lucena Construction.
NATICK
Japanese restaurant
JXCS Natick Corp., doing business as Tsuru, received unanimous approval for an all-alcohol-on-premise license at the Natick Select Board during its July 8 meeting. The Japanese restaurant will have 68 seats inside and 31 seats outside at 45 East Central St. Owner Jack Sy says he expects the restaurant to open this fall.

Office plaza sold
386 WMN LLC, a Southborough-based entity managed by Ankur Rustgi, Siddharth Parmar, Sanjay Rustogi, and Jasbir Saini, purchased a property at 386 West Main St. featuring a 24,352 square-foot office plaza for $3.07 million from Pendleton Square Realty Trust of Worcester. Nicholas Orlov of The Orlov Co. in Wayland served as the listing broker for this transaction.
SOUTHBOROUGH
Monkee smoothies
The Southborough Select Board voted 5-0 at a July 10 meeting to approve a common victualler license for Healthy Shakes LLC, doing business as Fresh Monkee, clearing the way for the smoothie shop to open at 132 Turnpike Road. The new Southborough store will join existing Fresh Monkee locations in Westborough and Worcester. Headquartered in Connecticut, Fresh Monkee focuses on healthy protein shakes and smoothies.
WORCESTER
CAVA, First Watch locations approved
The Worcester Planning Board approved site plans for a new three-building restaurant and retail development at 278 Grove St., 4 Brookfield St. and 4 Powers Court, replacing a 2.1-acre gravel lot where older industrial structures were demolished. The project is being developed by Stonegate Development of Natick and includes two full-service restaurants totaling about 6,300 square feet, plus a 10,800-square-foot multi-tenant retail building at the rear, with a mix of restaurant and office uses under consideration. The site will include locations for Washington, D.C.-based Mediterranean chain CAVA and Florida-based breakfast and lunch cafe chain First Watch.
Brazilian beer and wine
The Worcester License Commission voted 3-0 on June 25 to approve a new off-premise beer and wine license for Vitoria Meat Market at 141 East Central St., with commissioners citing the market’s Brazilian specialty focus and neighborhood growth in finding the application met the city’s standard for new licenses. The business plans on selling Brazilian beer and wine brands. The approval came over an objection from nearby East Side Discount Liquors, with East Side’s owner and attorney arguing there was no need for another nearby license.
