Auburn
Mast Futures LLC of Millbury is seeking
Auburn Planning Board approval to build a 17,860-square-foot indoor golf recreation center with 33 parking spaces at 615 Southbridge St. The business will include a 10-bay indoor golf simulator and will serve alcohol with light food. The redevelopment project will include the demolition of a single-family home on the 1.69-acre lot. Mast Futures is managed by

Boxborough
The
Boxborough Planning Board unanimously voted on March 2 to recommend a zoning bylaw amendment to expand the maximum allowed size of an accessory dwelling unit from 900 to 1,000 square feet. The state’s ADU provisions of its Affordable Homes Act sets a maximum size of 900 feet for by-right ADUs, but allows municipalities to permit sizes behind that. The provision requiring the ADU to be less than half the size of the main dwelling would remain in effect. The item will be considered at Boxborough’s May 19 Annual Town Meeting.
Fitchburg

Fitchburg Planning Board is reviewing a proposal to construct a 13,000-square-foot community center with administration offices, recreational areas, and parking at 1 Normandy Road.

Gardner
The project to convert Gardner’s former
Waterford Street School into a community/senior center is progressing. The City’s
Economic and Community Development Committee update reports the electrical work in the area that will house the senior center is 100% complete and the plumbing is about 99% done. The City is still working on action items, including resurfacing the parking lot, upgrading the fire alarm system, and connecting HVAC systems.

Hopkinton
The
Hopkinton Planning Board voted unanimously during its March 9 meeting to approve a new zoning plan to comply with the state’s MBTA Communities Act. A plan approved during a town meeting in November failed to meet the state requirements that at least 50% of this district's total land area must consist of contiguous lots. The new plan connects the downtown area zone with a zone in the Walcott Valley neighborhood. Signed into law in 2021, the MBTA Communities Act seeks to increase multi-family zoning in municipalities with commuter rail access.

Marlborough
Construction of a
Shaw’s Supermarket location at 193 Boston Post Road is underway, according to a February Instagram post from
R.K. Centers, the Needham-based owner of the plaza at the site. An exact opening date for the Marlborough store hasn’t been announced from the West Bridgewater-based grocery chain, but the 52,000-square-foot store is expected to begin business this spring. It replaces a former Hannaford location, which closed in September.

The
Millis Select Board unanimously voted on March 2 to place an article on the annual town meeting warrant for its May 4 meeting, asking voters to approve a plan to transfer one of two Town-owned parcels to the
Millis Housing Authority for development into affordable housing. Rents would be no more than 30% of the household’s gross-adjusted income. The considered lots are a 23.1-acre parcel off of Village Street and a 36.2-acre parcel off of Exchange Street. A determination of which lot will be voted on will happen at a select board meeting before May 4, following a wetland review and public outreach.

Kelly Engineering Group to build a 2,883-square-foot commercial building to house a
JPMorgan Chase Bank along Boston Turnpike.
Sturbridge
A new indoor recreation concept featuring golf simulators and a bar has been approved by the
Sturbridge Planning Board for 365 Main St. in Sturbridge, converting an existing retail unit into a private fitness and entertainment venue.
The Iron Club’s proposal includes golf simulators alongside a lounge and bar area, positioning it as a membership-based recreational space rather than traditional retail.

Halloween Outlet location at the site.
