A three-tenant plaza in Leominster has been purchased by a Princeton-based investor for $5.18 million.
Located at 10-16 Jungle Road, the plaza was sold in a deal finalized on June 4, according to Worcester Northern District Registry of Deeds records.
The plaza was purchased by 10 Jungle LLC, a Princeton-based entity managed by Daniel Hollis.
Hollis bought the site from Leominster Retail Management, an entity owned by Michigan-based Mid-America Real Estate. Mid-America purchased the site prior to the construction of the plaza for $800,000 in 2023.
The three tenants at 10-16 Jungle Road are Starbucks, a location of The UPS Store, and a branch for Fitchburg-based IC Federal Credit Union.
Starbucks and The UPS Store have 10-year leases with multiple renewal options, while IC has a 20-year lease, with options allowing for an additional 20 years, according to a Tuesday press release from Lynnfield-based real estate firm Horvath & Tremblay. All three leases call for rent increases throughout their primary terms and extensions.
Hollis’ purchase of the site was facilitated by a $3.6-million mortgage from IC Federal Credit Union, registry records showed.
Construction on the plaza began in 2024 and was completed in 2025, according to CoStar. The site is a commercial area near a Walmart Supercenter location.
Robert Horvath and Todd Tremblay of Horvath & Tremblay served as the listing brokers for this transaction.
The 1.4-acre site received a 2026 assessment of $1.69 million, according to City of Leominster property records.
