Centech Park North, a Shrewsbury industrial campus with two buildings totaling more than 300,000 square feet, has been sold to a Pennsylvania investment firm for $75.1 million.
The property was sold to Equus Capital Partners in a transaction finalized on Thursday, according to Worcester District Registry of Deeds records. The seller in the transaction was Wakefield-based NorthBridge Partners.
Located at 384-386 South St. and 721 Hartford Turnpike in Shrewsbury, Centech Park North’s industrial buildings total just over 300,000 square feet. The site was developed by NorthBridge Partners, a firm that specializes in warehouse development, with construction beginning in 2021 and completed the following year.

Tenants at Centech Park North include Westborough-based manufacturer Columbia Tech and SGPS ShowRig, a Las Vegas-based firm specializing in staging and rigging for live entertainment and the film and television industries, according to real estate data firm CoStar.
Both of the industrial buildings were developed with flexible floor plans allowing for either logistics or manufacturing uses, according to NorthBridge’s site plan application with the Town of Shrewsbury. The site includes 34 docks, two drive-in bays, and 346 parking spaces.
Equus Capital Partners is a private real estate investment fund manager, investing in industrial, office, multifamily, and mixed-use properties.
The company has raised more than $3 billion since its founding in 1980, according to CoStar. Centech Park North is Equus’ lone Massachusetts-based asset in its portfolio, which includes more than 500 properties across the country.
Equus’ purchase of Centech Park North was supported with a $45.5-million mortgage from Wisconsin-based Northwestern Mutual Life Insurance Co., according to registry records.
The sale of Centech Park North follows the $32.4-million sale of a 152,752-square-foot Franklin warehouse in January and the February 2025 sale of a 607,000-square-foot logistics building in Uxbridge for $120 million.
Investor demand for industrial properties has remained strong despite broader economic uncertainty, driven in part by higher transportation costs and supply chain concerns, according to a first-quarter warehouse market report from JLL. Industrial leasing totaled about 145 million square feet nationwide in the first quarter of 2026, up 17.8% from a year earlier.
Frank Petz, Matthew Sherry, Rob Schlesinger, Joe Gaziano, and Jack Barrett of Toronto-based firm Colliers brokered the transaction, according to Traded.co
The five parcels making up the site are a combined 66.62 acres and received a 2026 assessment of $29.58 million, according to Town of Shrewsbury property records.
