Northborough firm purchases Rite Aid property in Clinton for $2.3M

The site of a former Rite Aid in Clinton has sold for $2.3 million to a Northborough-based firm.

The property at 1031 Main St. sold in a deal finalized Wednesday, according to Worcester District Registry of Deeds records. The 10,000-square-foot building sits on an eight-acre site and was formerly occupied by Rite Aid.

The location closed in 2025 after Rite Aid filed for bankruptcy, according to the Worcester Telegram & Gazette. Pennsylvania-headquartered Rite Aid ceased all operations that same year. 

The Clinton property was purchased by Patrick El Khoury of Northborough.

The site was sold by Moreland Arizona Prop LLC, a Colorado-based entity managed by William Moreland. His portfolio includes more than 30 industrial and retail properties across the country, according to CoStar.

The building was constructed in 1997 and was marketed as a highly visible corner-lot property near other retail uses, with about 9,300 households within a three-mile radius.

Jim Coleman, Kimberly Reagan, and Shelly Weeks of Verani Commercial in New Hampshire served as the listing brokers for the Clinton transaction.

The property received a 2026 assessment of $2.79 million, according to Town of Clinton property records.
