Former Acapulcos site in Sudbury sold for $1.5M for child care center

An Easton-based development firm has bought the former site of Acapulcos Mexican Restaurant in Sudbury, part of an effort to redevelop the property into a child care center.

Coffman Development Group purchased the site for $1.5 million in a transaction finalized on Friday, according to Middlesex South Registry of Deeds records. The property at 694 Boston Post Road was sold by Red Bear LLC, a Natick-based entity managed by Steven Ross. Red Bear has owned the site since 1999.

The Apcapulcos building was torn down in 2022, a year after the restaurant closed, with original plans calling for a location of the Bellingham-based Sol De Mexico restaurant chain to be built at the site, according to Sudbury Patch.

Plans for the new restaurant later shifted, with Red Bear proposing an 11,760-square-foot child care center at the site in 2025, according to Town of Sudbury planning documents. 

The child care center is expected to open in summer 2027 and will be operated by BrightPath, a subsidiary of United Kingdom-based Busy Bees child care centers. The Sudbury site will provide daycare and preschool services for children aged 6 weeks to 5 years, according to BrightPath’s website.

Coffman Development’s other Central Massachusetts projects include a ConvenientMD Urgent Care in Framingham and The Learning Experience child care center in Marlborough.  

Tom Slayton of CRG Commercial in Newton served as the listing broker, according to real estate data provider CoStar. 

The 1.4-acre parcel received a 2026 assessment of $624,200, according to Town of Sudbury property records.
