Dunkin’ franchise owner and property developer Robert Branca is looking to bring additional life into his Shrewsbury Street property, which is home to Wormtown Brewery’s Worcester taproom and Volturno Pizza Napoletana.
Branca, owner of Worcester-based Branded Realty Group, is seeking to add 11 apartments to 60 Shrewsbury St., a building connected to the space containing the newly renovated Wormtown taproom at 72 Shrewsbury St.
Branca said he intends for the apartments to be one-and-a-half bedrooms, each featuring a smaller room which could either be used as a home office, workout space, or for other purposes.
Branca expects the buildout to be complete in about 10 months, with the project set to go in front of Worcester Historical Commission on Sep. 3 to gain approvals to exterior changes for the building.
“We'll see what happens with the market when they're available, but we don't think we'll have a problem leasing them,” Branca said.
Elsewhere on the property, Branca has leased 11,000-square-feet of office space to insurance firm Acrisure. The space was formerly occupied by Keller Williams Realty.
Acrisure will be moving in shortly, Branca said. The company’s lease was handled by James Cozza and Paul Matt of Worcester-based Kelleher & Sadowsky Associates.
Branca is still seeking a tenant to occupy a 3,000-square-foot space formerly used by Wormtown when the brewery used to manufacture out of the building. He said the ideal tenant would be a retailer that complements existing uses on the property, including Volturno Pizza Napoletana.
In addition to his plans for Shrewsbury Street, Branca is working to open a new Dunkin’ location in Auburn and to construct a 80-unit affordable housing complex in West Boylston.
